Pre-Marketing

  • Establish target listing date
  • Establish date for open house and brokers’ open house
  • Determine property list price 

Preparing Your Home

  • Walk-through home and discuss plan to declutter, depersonalize, make repairs, stage and clean
  • Discuss arrangements/preferences for showings and install lockbox
    • Discuss security precautions 

Presenting to Market

  • Professionally photograph home and create interactive floor plan and/or video
  • Prepare and print marketing materials (Just Listed postcard, brochure, loan information, neighborhood amenities)
  • Decide if listing as “Coming Soon” in MRIS is appropriate

Marketing & Selling Your Home

  • Signs (“Coming Soon”, update riders as needed)
  • Online marketing:
    • Make listing with data and photos live. Confirm listing accurately pushed to sites (Zillow.com, Trulia.com, MRIShomes.com)
    • Promote on social media
  • Open houses: Hold first Sunday open house and Brokers’ Open
    • E-mail to top local agents
  • Local marketing: Mail “Just listed” postcard
  • In-house presence: Quality brochures and flyers to highlight the features of your home while buyers are touring it and neighborhood information. Signs to draw attention to hidden features. 

Ongoing

  • Gather and share feedback from showings
  • Provide market updates
  • Hold additional open houses as needed
  • Regular check in on the property
  • Monitor and resupply marketing materials
